The adjuster will always inspect your property during working hours, so you probably will not be home when the adjustment is taking place, which means you will have no input in the matter. The adjuster will inspect your roof and exterior of your home for visible signs of damage only. For the roof, he will measure out a “Test Square” (10′ x 10′) on different sections of your roof. If he can find enough bruises or breaks for each “Test Square”, the insurance company will pay you for a new roof.

What if the adjuster finds “No damage”?

It is possible that your roof was the only one on the block that was not damaged. And it is also possible that the adjuster is new and missed identifying the damage. We have had several roof replacements that we were able to get the insurance to cover after they had previously denied the claim. We know the insurance process inside and out and can advise you that you are fully entitled to a re-inspection by another adjuster within the same firm. Most discrepancies occur when the adjuster has not assessed the same amount of damage as the contractor. How Do Insurance Payments Work?

The payment for the repairs is always broken up into two payments. The first payment is made just to get the work started. In most cases, around a week after the adjuster has estimated your property, you will receive your first check. This initial amount is referred to as the net claim, which is the ACV (Actual Cost Value) of your roof repair/replacement MINUS DEPRECIATION.

Depreciation is a misleading term. Many think that the first check they get from the insurance company is the only payment they will get. This is not the case!

Once work is completed, an invoice for work completed must be submitted to the insurance company and then the rest of the funds will be released. Then the insurance company should issue a second check for the RECOVERABLE depreciation amount. This will only happen if the total expenses are equal to or greater than the total settlement.

Think of this split payment as the insurance company’s own insurance that the money will be spent on the repairs and not a family vacation. In the end, everything ends up being paid for except the deductible.

However, many homeowners never get this depreciation amount back because they do not understand the process or the roofing contractor, they chose did not understand the correct claim procedure.
